Why resale renovations cost more
Everything old must come out before anything new goes in. Hacking existing tiles, built-ins and walls typically adds $5,000–$15,000. Then add making-good: levelling floors, patching walls and — in flats over 20 years old — full electrical rewiring ($3,000–$6,000) and new plumbing runs.

Hidden surprises to budget for
Experienced designers add a 10–15% contingency for resale work — uneven screed under old tiles, corroded pipes, unauthorised previous works that must be reinstated, and asbestos checks in very old blocks. If a quote for an old flat looks too clean, question it.
